fixed...
A neighbor down south of me just happened to bring a tractor out to work on his place over Labor Day weekend. He had to fix the road before he could get past with his trailered rig. 86,90,65,0,B
Good neighbors are priceless. We are heavily indebted to our neighbor at our new place. Money cannot repay our debt to his kindness and hard work on our behalf. But we are trying to figure out how to show our appreciation.
If anyone has any suggestions I am all ears. A nice steak dinner with all the trimmings is the best we can come up with at the moment. That and an answer of yes to any request our neighbor might have in the future.
Todd - that is how we repay our good neighbors who help us - with a nice dinner every time we come to the ranch. One is a good welder - so we pay him to do our welding - and throw in nice dinners. And because we have criminals that dislike our NO SAY - NO PAY sign - we have kept our welder fairly busy on many of our earlier trips. Fortunately - damage to our sign has decreased since we put a For Sale sign on that property and report all verbal threats to the Brewster County Sheriff. Maybe the criminals are waiting to see if someone buys it? Seems like no one wants to pay our asking price for our Freedom Of Speech? That sign is there on behalf of all the screwed Non Exempt property owners on Terlingua Ranch - who have No Say on the Maintenance Fees POATRI wants to collect.
And keep in mind that the Non Exempt property owners are required to pay those improper fees - for both the Non Exempt Property owners and the Exempt property owners. Many of Exempt property owners do not pay anything. But they all get to vote on the amount of fees that the Non Exempt property owners are required to pay. In the past - when we had votes on fees, the Exempt Property owners mostly favored higher fees - because they are not required to pay these fees. This is such a screwed up (illicit system) - many of us Non Exempt property owners - act like the Exempt property owners - and only pay Brewster County taxes. True - POATRI will then not let us vote on POATRI business. But POATRI does not let us vote on fees anymore -making POATRI voting a joke!
And like John Wells explained - a good neighbor with a tractor repaired the road accessing his property. POATRI is rather short of funds to repair our roads because of the politics involved - and does not get in any hurry to repair some roads.
Our POA can only put a lien on a vacant property that is also tax delinquent. If they try that with any full time resident, they open themselves up to a lawsuit that they cannot win.
Ronald Mahan...since Alida resigned from being ranch manager, POATRI has magically gone from being nearly bankrupt to rolling in cash. The have more than enough money to keep the roads maintained.
Now that is every body pitching in when they can .That's what been going on here in Houston too.

Texas is not Virginia..stipulated.. but in Virginia if you don't pay HOA dues.. they put a lien on your property... apparently not so in Texas?
