HURRY!

A couple of days ago I got an email from some folks in Houston that want to eventually try the "off grid" life and wanted to pick my brain.  The first advice I always have is NEVER BUY LAND OFF THE INTERNET AND NEVER BUY LAND SIGHT UNSEEN.  Right off the bat they were about to break the first two rules - they were very excited about some property offered from Sunset Ranches.  If you go with their "cheap monthly payment plan", you end up paying twice an already way too high price.  Like a lot of internet land companies, they make most of their money sucking people into cheap monthly payments for worthless land that they end up reposessing and reselling to the next sucker (45 days late with a payment and you loose it all - no matter how much you have already paid).  I warned them off just in time and saved them quite a bit of money and misery.  90,97,73,0,B

Well, well, well. I'm not so sure about everything. Life is a gamble. People do what they can. I once bought a piece of property month by month, penny by penny. It cost $800.00. Now the same thing here costs $10,000.00 up to $200,000.00 right around me. And I have lived on this property for 20 years now. So I am grateful. But I was amused by what part of the arid, sandy desert would be better than the adjoining flat, rocky endless area. Of course everyone has preferences. I waited because I was told everyone out there was a crook (not true). I learned that Study Butte was the largest outdoor insane asylum (not necessarily). Anyway, that is good of you to help them with their needs. :-) I like the mountains but I guess I do not need bullets flying around my head from the hunters, the rocky roads are hard on the tires and one would not want to be a hermit like one woman who shoots off guns up there. Issues. (`There is a PBS show on TV now about body atrophy and cell death. Oh my. Exercise. But gul dern it, I never wanted to push my body more than I had to. :-) I have Scoliosis which shocks the doctors when I mention it. But after all, nothing is perfect. :-)

$200 down & $100 a month is a draw for those people who can never seem to save money.

I have to a agree to seeing the land before AND looking around to get a good idea of the value of what you are buying.
This may be the only realistic way some folks will be able to get some land. Some people just can't save money... even when if you'd managed to save $5k you could buy something outright.

Might as well be a Timeshart condo, same kind of ripoff people fall for by the thousands. In this case, a renter has more protection under state law than a "buyer" using this "guaranteed" scam, which is all too common in the wild west known as Texas. Texas has laws about "Contract for Deeds", of which this is an example of one.

Sunset is the place I bought in 1974! Back then it was $3995.00 for 40 acres! No restrictions and no nothing! You really was out in the middle of nowhere!
