Well, the 2023 Notice of Appraised Value letters have arrived in south Brewster County. I fully expect they would eventually be catching up with the land rush that occurred since the pandemic which caused land prices to go up over 10 times what they used to be. The problem is they are going way overboard with the appraisals and just about every landowner out here (including myself) is going to file a protest with the district because of increases across the board of around 800%. In the real world, appraised value is typically much lower than the fair market value and Brewster County appears to be valuing nearly all tracks of land out here at or above even the most high-priced land which has highway and grid access. Another anomaly is the example in the above photo. They have placed the value of two 20-acre tracts attached south of TFL at $90,000 each (an 800% increase) while the fair market value is closer to $35,000 each. What is particularly odd about that is my TFL 40-acre tract has been valued at $80,000 while the 40 acres just to the south is being valued at $180,000. 76,88,62,0,B

After 11 years on the Harris County Appraisal Review Board. You pay taxes on the appraised value, not the market value. If you have a homestead exemption, they can only raise the appraised value by 10% per year until the appraised value is equal to the market value,k ap[praised can never be hig her than market. You can also have exemption for over 65 if you have lived on the property for at least one year. You should protest every year if the market value increases, as the ARB can only determine market value. Lack of exemptions is extremely imnportant. If over 65, you school taxed become frozen from that point as well. Let me know if I can be of help, or find you a property tax agent in the local area.
My property got hit HARD last year along with the majority of the surrounding properties.
My 40 acres went for 17k in 2021 to 79k in 2022.
I hired a company to protest and they didn't show for the meeting. I didn't know until it was to late. :(
I did send in a form and information about other nearby properties that didn't go up near as much supposedly to be reviewed by the review board.
Well this year it is appraised at 80K.
I hired a different company this year but don't have very high expectations.
Just Outrageous!
They increased my house appraisal by $175K this year. I promptly put it on the market and am getting the hell out of Texas. This state has lost its way.
The good news is property taxes will most likely go down next year since the Texas legislature is working on a property tax relief bill because of the recent surge in market values across the state.
Values may increase at a slower rate,, but the tax rate per 1000 value can still increase.
Well, that sucks! I guess my dream of owning property in Terlingua will not be attainable :-(
